  • Ecofirst inks option to buy land from IGB for RM63mil

    Ecofirst Consolidated Bhd has signed an option agreement with IGB Corp Bhd to buy a 25-acre freehold parcel in Gombak, Selangor, for RM62.8m. Ecofirst said IGB’s land is situated just beside the 62 acres it was acquiring from Zurich Insurance (M) Bhd for RM145m. The new land can complement the mixed project it has proposed for the Zurich land. IGB’s parcel worked out to be RM57.45 per sq ft compared with Zurich’s RM54 per sq ft. Ecofirst is required to obtain shareholders’ approval within four months from the execution date, with an automatic extension of two months from the expiry of the four months if requested by Ecofirst.     Majestic Engineering is expected to supply new diesel multiple units to Keretapi Tanah Melayu Bhd in a deal worth about RM350m. The little-known company has received a letter of intent (LOI) from the Transport Ministry to supply 13 four-car train sets.     Mitsubishi Motors Malaysia is offering a five-year free maintenance and warranty for the first 1,000 units of the new Mitsubishi ASX model. Mitsubishi said the offer covers labour charge, engine oil, oil filter, air cleaner, transmission oil, fuel filter, brake fluid and coolant. "Mitsubishi is the first car company to offer a five-year free maintenance package for the compact SUV segment. The 2WD variant is priced at RM117,334.31 while the 4WD variant at RM131,828.59. Both are available in Black Mica, Titanium Grey, Cool Silver and Solid White colours," it said. Since 2005, Mitsubishi has sold over 88,000 units in Malaysia.     Emas Kiara Industries Bhd has bagged a S$8.7m (RM23.2m) subcontract agreement from Penta-Ocean Construction-Civil Tech joint venture which is doing land preparation works for the expansion of Changi Airport. The engineering company said in a filing with Bursa Malaysia that its unit, Kiaratex Exports Pte Ltd, would undertake the installation of prefabricated vertical drain (PVD) works and PVD surcharge trial panel works.     Sunsuria Bhd has proposed to acquire the remaining 50% in a property development company that is developing 331 acres surrounding the upcoming Xiamen University Malaysia Campus in Sepang. In a filing with Bursa Malaysia, Sunsuria said it was buying the property from Sime Darby Property (Sungai Kapar) Sdn Bhd, a wholly owned subsidiary of Sime Darby Property, for RM173.4m, including a shareholders’ advance of RM16.39m.   • EPF Pulls Off Best Valuation Possible For London Property

    The sale of One Sheldon Square in London to British Land, the UK's largest real estate company, for 210m pounds (1 pound = RM5.39) is a record for a property in that area of the city, said the EPF. CEO Datuk Shahril Ridza Ridzuan said the EPF made a hefty profit from the sale as the property was purchased at 150m pounds in 2010. "We feel that we had pulled off the best valuation possible in that area of London and we had seized the opportunity to make a big profit that will be used for future investments," he said, adding that British Land won the bid through an open tender process for which more than 20 companies vied for. One Sheldon Square, comprising nearly 200,000 square feet of freehold office space over nine floors, is fully let to Visa Services Europe until Dec 2022.     The Employees Provident Fund (EPF) has launched four initiatives to improve the current scheme, including aligning the full withdrawal age with the minimum retirement age as determined by the government. The other three proposals are aligning minimum contributions with minimum age legislation, extending dividend payments from the age of 75 to 100 years, and introducing shariah-compliant retirement savings in addition to the existing scheme.     Impian Bebas Sdn Bhd, which is undertaking a mixed commercial development at Kuala Lumpur City Centre (KLCC), has secured a 15-year, RM1.08bn syndicated Islamic term financing. Impian Bebas, a JV between KLCC (Holdings) Sdn Bhd and Sapura Resources Bhd, secured the financing from Maybank Investment Bank Bhd, Public Islamic Bank Bhd and RHB Islamic Bank Bhd. Lot 91 would be a mixed commercial development comprising of office tower, convention centre and retail podium. The project is expected to be completed by 2020.   • MAS revises excess baggage fee

    Malaysia Airlines (MAS) said its revised excess baggage fee structure will come into effect on April 22. Previously applied regional rates per blocks of 5kg will be replaced with a zonal fee structure, with rates per block of 3kg for travel on all MAS-operated flights system-wide, both domestic and international. Excess baggage rates will be calculated based on zones, depending on the distance flown in a single itinerary.     Terberg Tractors Malaysia Sdn Bhd (TTM), a joint-venture between Terberg Group and Sime Darby Industrial Sdn Bhd, has won a RM58m contract from Westports Malaysia Sdn Bhd to supply new terminal tractors. In a statement, TTM said the contract comprised 104 units of the YT220 MKII Terberg terminal tractors. “The deal is also inclusive of service and maintenance over the next seven years.   • Sime's Profit, Cash Generation To Improve, Says Moody's

    Sime Darby Bhd’s profitability and cash generation are expected to improve based on expectation of 2015 crude oil prices (CPO) of RM2,240 per tonne, according to Moody’s Investors Service. In the first quarter of this year, CPO price averaged RM2,258 per tonne. “Sime’s (A3 stable) debt leverage will improve over the next 12 months, as cash generated from its palm oil business increases, and as it lowers its capital expenditure levels,” it said in a report yesterday. The report said Sime’s moves to sell its stakes in its car and Indonesian palm oil segments by the end-2016 would also contribute to the improvement.     Affin Holdings Bhd plans to optimise the loan mix of its retail banking division by shifting away from corporate to consumer loans within three years as part of its strategy to achieve growth. “We want to rebalance our portfolio more towards the consumer segment from 42% to eventually 50% of our loans over the medium term,” Affin’s newly-appointed group CEO Kamarul Ariffin Mohd Jamil said. It is targeting a loans growth of 8% in financial year 2015 (FY15) ending Dec 31, lower from the 8.5% achieved in FY14. “We still see liquidity challenges in the year especially with the competition for deposits. We will put in measures to ensure if there is any contraction it will remain at present levels,” Kamarul Ariffin said. He said the cost-to-income ratio which had spiked in FY14 was expected to eventually “normalise” to about 45%, noting that costs last year had risen due to the one-off acquisition of Hwang-DBS.On another matter, Kamarul Ariffin said Affin might raise fresh capital to meet its Basel III requirements for the banking industry.
